How many leisure passes do I receive?
You will receive 4 to 6 passes depending on number of bedrooms your caravan or lodge has. Additional passes can be purchased if required.
Can I have a BT line?
Yes, on specific lodge locations. You would need to contact BT direct; the engineer would connect you in the same way as they would in your own home.
Can I have Sky TV fitted?
Yes, if you speak to the Holiday Homes Sales Team they can contact the relevant persons involved.
What about WIFI Internet access?
Yes, there is a daily or monthly charge depending how long you want to use the facility for.
Do I have car parking facilities?
Yes, there is at least one allocated parking space beside your lodge or caravan.
What services are available on The Village?
You have access to a laundrette, hair dressers, as well as numberous eateries across The Village. There is also an on-site SPAR supermarket with lottery facilities, cash machine and Hermes parcel delivery service. You can also order Gas from our SPAR shop which will then be delivered to your door.
What is the choice of Holiday Homes available?
You can choose from brand new or pre-owned caravans and lodges. We are also able to bring a caravan or lodge of your choice to our site, should you already have one in mind. Our flexible approach means there’s something for everyone at Ribby Hall Village.
Can I choose my own pitch?
We have a selection of pitches available, so as long as it is the right size for your caravan or lodge you will have a choice. We can also re-site caravans and lodges at an additional cost should you wish to relocate.
Can I have decking?
Yes, we can arrange for decking to be added to your caravan or lodge, through our carefully selected, approved suppliers. Please contact us for more information.
Once I have paid a holding deposit and have funds in place, how long before I can move in?
Once the funds have cleared, it can take approximately 2 weeks depending on whether it is a caravan or lodge.
What happens on the day I move into my Holiday Home, will someone be available to show me how everything works?
Yes, a member of the Holiday Homes Sales Team will carry out a full handover with you.
What happens if I want to sell or upgrade my holiday home?

How much are your site fees for the 2017/18 season?
£5,875 (Inc VAT) for Static Holiday Home
£6,300 (Inc VAT) for Twin Caravan / Single Lodge
£6,975 (Inc VAT) for Timber and Executive Lodge
These prices are inclusive of Local Council Rates
What do I need to pay on top of my site fees?
When buying a holiday home you need to consider some additional running costs. Electric and bottle or metered gas and are the basic charges. At Ribby Hall your local rates and grounds maintenance are all covered in your site fees.
How much deposit do I need to pay?
You can secure the holiday home and/or pitch location with £1000 holding deposit for static caravans and £5000 for our luxury lodges.
Do you take part exchange?
Yes, we can part exchange on caravans, lodges, tourers and cars.
Do you offer Finance Packages?
Yes, various packages for both caravans and lodges, including 10 years finance on all new homes with a minimum 15% deposit (Terms and Conditions apply). Please contact 01772 672 222 for more information.
What about warranty / guarantee?
Traditional Static Caravans purchased from Ribby Hall Village come with a 12 months part and labour guarantee (structure and white goods).
What about insurance?
Yes, you must have your holiday home insured. We can offer insurance through Compass Insurance. Please contact us for more information.

How long can I keep my Holiday Home on the Village?
From 15 to 50 years depending on the age of the caravan or lodge. Ask the Holiday Homes Sales Team for specific details.
NOTE: After the interim period we assess each Holiday Home individually and providing it is in excellent condition we will grant the additional period.
How long is the season?
10 ½ months 1st March to 16th January.
Can I live on the Village?
As much as we’d love to have you at Ribby Hall Village for the whole year, we are not a residential park. You are welcome to use the facilities all year round, but can only stay in your caravan or lodge for the 10 ½ month term.
Can I sub-let my Holiday Home?
Ribby Hall is proud of our non-sublet policy so we can ensure security of our community. Friends and family are welcome to use your caravan or lodge, providing no income is gained and they register their arrival with the Holiday Homes team.
Are pets allowed on the Village?
Yes, as a Holiday Home Owner we welcome pets. In consideration of our Ribby community we ask all owners to keep their dogs on a lead at all times. Dogs are allowed in our designated dog-friendly holiday cottages and in most outside areas.
We know that once you are here you won't want to leave but should you want to explore the area there's lots to do with the best of the North West only a short drive away.

Did you know that we allow dogs on The Village? Your furry friends are welcome to join you in your holiday home, we just ask they are kept on a lead around the Village!
